What usually goes wrong

Vinyl gets brittle with sun and age and cracks when something hits it, especially in cold weather. Panels that were nailed too tight can't move as they expand and contract, so they buckle or work loose. Wind gets under a loose course and peels it back, sometimes taking a few more with it.

Wood and engineered wood fail differently: paint wears through, end joints open, and water gets into the boards, most often at the bottom course, under windows and where a roof meets a wall. The damage you see on the face can be the small end of rot in the sheathing behind it.

Checklist

What to tell the contractor when you call

  • The address, and which wall the damage is on
  • What the siding is: vinyl, fiber cement, wood, engineered wood, or something you are not sure of
  • What you see: cracks, holes, gaps, buckled or missing panels, soft or stained wood
  • Whether water has shown up inside, and after what kind of weather
  • Roughly how old the siding is and whether spare panels were left from the install
  • How a ladder gets to the spot: a fence, a deck, a steep slope or a neighbor's lot

When a repair isn't only a repair

A contractor who takes off a damaged section should look at what is behind it. Wet sheathing, failed flashing above a window or a missing kick-out where a roof meets the wall is often the reason the siding failed, and a patch over it will fail again.

New Jersey's construction code treats the repair or replacement of existing siding on one- and two-family homes as ordinary maintenance, which needs no permit, inspection or notice; polypropylene siding is the exception (N.J.A.C. 5:23-2.7(c)). Work that goes into the structure of the wall is not ordinary maintenance under the same rule, so ask the contractor whether your repair crosses that line.

Questions

Siding Repair: what people ask

Can one cracked vinyl panel be replaced on its own?

Usually, yes. Vinyl courses lock together, and a contractor with an unlocking tool can release the courses above, take out the damaged piece and slip a new one in. The hard part is finding a panel that matches in profile and color.

Is it worth repairing siding that will need replacing in a few years?

Often, yes, if the repair keeps water out of the wall. Ask the contractor how long the repair should last and whether the money is better put toward re-siding.

Does a siding repair need a permit in New Jersey?

Repairing or replacing existing siding on a one- or two-family home is listed as ordinary maintenance in the state construction code, so no permit is needed, except for polypropylene siding. Structural work is different. Ask your town's construction office if you are unsure.
